Lake Pointe
Location: Hart, Michigan
Year: 2014
Architect: Kiefer & Kurtz
Construction Manager: Oakwood Constuction
In 2014, Hollander Development constructed a new 25-unit, affordable housing development along the shore of Hart Lake in downtown Hart, Michigan. Formerly a contaminated brownfield, it is now a premier residential option for area seniors.
The one and two-bedroom apartments come with spacious floor plans, large windows for plenty of natural lighting, beautiful views of Hart Lake, vaulted ceilings on third floor units, and a community room with a kitchenette for residents to enjoy. Each apartment contains a private balcony or patio, and residents have access to a walking path along the lakefront.
Lake Pointe is Certified LEED Gold by the U.S. Green Building Council making it one of the most efficient and healthy residential buildings in the State of Michigan. The three-story building is located within walking distance from most major community services and amenities, and a heated sidewalk to downtown, installed by the City of Hart in connection with the project, provides residents with easy access to shops and restaurants.
HDC partnered with InSite Capital and Bank of Holland for construction financing and to syndicate 9% Low Income Housing Tax Credits.
The project was so well received by local seniors that it was fully leased in less than two weeks.
