Metea Court is a 100-unit affordable housing community for the elderly built in the early and mid-1970s. The project was acquired in 2017 by Hollander Development Corporation and its partners, and over the course of the following year it underwent a major rehab.
Metea Court serves a local elderly population with a combination of subsidized and market rate apartments. The site is two blocks from the City’s historic downtown, and the recently completed (2010) Buchanan Area Senior Center is located immediately across the street.
The project consists of 19 residential buildings and a community building with leasing office and heated maintenance garage. There are a total of 68 one-bedroom apartments and 32 two-bedroom apartments.
The project achieved Enterprise Green Communities Certification in 2018 and at the time of construction boasted the largest residential solar photovoltaic array in Michigan - enough to power over 20 average single family homes on an annual basis. It was the 1st Place Biggest Loser in the multifamily category of the U.S. Green Building Council West Michigan Chapter’s 2017 Battle of the Buildings.
HDC partnered with Cinnaire Corporation and InSite Capital and the project included equity investments in 9% Low Income Housing Tax Credits and federal Business Investment Tax Credits. Cinnaire Corporation originated construction and permanent debt financing through Fannie Mae’s Affordable Green Rewards program. The project also received substantial rebates and incentives through Indiana Michigan Power in connection with its energy and water use reductions.
